Engineered or solid wood? What we actually recommend
Most of the timber floors we fit today are engineered boards — a real hardwood wear layer over a stable multi-ply core. They look and feel identical to solid wood underfoot because the surface is solid wood, but the construction shrugs off the movement that makes solid boards cup and gap in modern heated homes. Crucially, engineered boards are the only timber we'll warranty over underfloor heating.
Solid wood still has its place — period restorations, board-for-board repairs, and rooms where you want to sand and refinish for generations. A 20mm solid oak board can be re-sanded five or six times over a century.
Patterns, species and finishes
From wide-plank oak to herringbone and chevron parquet, the character of a timber floor is set by three choices: species and grade (prime, rustic, character), format (plank width, parquet block), and finish. Oiled finishes are matt, natural and spot-repairable; lacquered finishes are harder-wearing and lower-maintenance. We bring samples to the survey so you choose against your own light and walls, not a showroom's.
Restoration, sanding and refinishing
If you already have boards or parquet worth saving, we also restore — dust-controlled sanding, gap filling, repairs from reclaimed stock, and re-oiling or re-lacquering. An original floor brought back is usually cheaper than a new one, and always has the better story.

Acclimatised on site, moisture-checked, and fixed with the method the board and base demand — glued, secret-nailed or floated.

How we install a timber floor that stays flat
- Moisture first. Timber moves with moisture, so we test the subfloor and the boards — and let the wood acclimatise on site before a single board is fixed.
- The right base. Screeds flattened, ply laid where needed, expansion gaps planned around the room — see our subfloor preparation service.
- Fitting. Set out from the room's sight lines, mixed from multiple packs so the grain varies naturally, fixed by the method the manufacturer specifies.
- Finishing and handover. Trims, beading and a care guide matched to your finish — oil or lacquer, each wants different treatment.

Engineered or solid wood, which should I choose?
Engineered for almost every modern setting: it is more stable, works with underfloor heating and comes in the same real-wood surfaces. Solid comes into its own in period restorations.
Can wood flooring go over underfloor heating?
Engineered boards, yes, within manufacturer temperature limits. We’ll check your system’s specification and confirm compatibility in writing.
How often does a wood floor need refinishing?
Typically every 8 to 12 years in domestic use. Hard-wax oiled floors can be spot-repaired without a full re-sand, which is why we often recommend them.
Do you fit customer-supplied wood?
Yes. We survey and moisture-test first so we can stand behind the installation.
Can real wood flooring go over underfloor heating?
Engineered wood, yes — it's designed for it, within the manufacturer's surface temperature limits (typically 27°C). Solid wood is a risk we won't take with your money: the movement across a heated slab causes cupping and gapping. If your heart is set on solid boards, we'll say so honestly and show you the engineered equivalent.
What's the difference in price between solid and engineered wood?
Like-for-like in the same species, they're closer than most people expect — you're paying for the hardwood either way. The bigger cost differences come from species, grade, board width and pattern (parquet takes longer to lay than plank). We quote supply-and-fit so there are no surprises.
How do I look after an oiled oak floor?
Dry dust mopping, a barely-damp mop with a wood-floor soap, and a maintenance oil roughly once a year in busy rooms. Oiled floors reward the small effort — scratches can be spot-repaired invisibly, which lacquer can't match.
Can you repair or restore my existing floorboards or parquet?
Usually, yes — old floors sand back beautifully, and we source reclaimed blocks and boards for repairs. We'll tell you at the survey whether restoration or replacement is the better value; it's often restoration.
Is timber flooring suitable for kitchens?
Yes, with eyes open: an oiled or lacquered engineered board handles normal kitchen life, but standing water is its enemy. For flats, rentals or messy households we'll often suggest wood-effect LVT in the kitchen and real timber elsewhere — same look, matched tones, zero worry.
